What “additional insured” means

An additional insured endorsement extends your general liability policy to cover another party — usually the building owner and the management company — for claims that arise out of your work. If a visitor slips on a floor your crew mopped and sues the building, your policy responds for the building too, instead of the building’s insurer coming after you.

It does not give the client control of your policy, and it does not cover the client’s own negligence unrelated to your work.

Why property managers require it

Property managers push liability for vendor work onto the vendors. It’s standard practice, not a red flag: every janitorial, security, and maintenance contractor in the building carries the same endorsement. The contract usually pairs it with a waiver of subrogation, which stops your insurer from suing the client to recover a paid claim.

What it costs to add

Many policies written for cleaning companies include a blanket additional insured endorsement, which covers any client your contract requires at no extra charge per certificate. Without one, a scheduled endorsement naming a single client typically costs $25–$75 per addition.
