Wellkept Insurance issues certificates of insurance the moment a contract asks for one. This page explains what a COI is, what property managers and general contractors require on it, and how Wellkept Instant COI works.
What a certificate of insurance is
A COI is a one-page summary of your coverage — carrier, policy numbers, limits, effective dates — issued to a specific certificate holder, usually your client. It proves coverage exists on the day it's issued. It is not the policy itself, and it doesn't change your coverage; the endorsements behind it do.
What contracts require on a COI
Most cleaning and landscaping contracts in Illinois ask for the same checklist: $1M/$2M general liability limits, the client named as additional insured, a waiver of subrogation, and workers' compensation shown with statutory limits. Some add "primary and non-contributory" wording or a minimum for commercial auto. The requirements page of the contract spells out the exact entity names — the certificate has to match them letter for letter, or it gets rejected.
How Wellkept Instant COI works
Certificates are generated directly from your bound policy, so there's no request queue and no waiting on an agency inbox. Send the requirements page, or enter the holder yourself in the app; the certificate is issued with the correct wording and emailed to you and the holder. When a contract changes mid-year, a corrected certificate reissues the same way.
